Privacy Policy

How Q Mortgage handles your information. Effective May 2, 2026.

Q Mortgage LLC (“Q Mortgage,” “we,” “us,” or “our”) is a Texas-licensed mortgage broker headquartered in McKinney, Texas (NMLS #2567464). We take your privacy seriously because the information you share with us — income, credit profile, property details — is some of the most sensitive data you own. This policy explains, in plain English, what we collect, why we collect it, who we share it with, and how you can ask us to delete it.

Q Mortgage is a small business. We do not have a Data Protection Officer; privacy questions go directly to the people who run the company at the email above.

2. Information we collect

2.1 Information you give us

  • Contact form data: name, email, phone number, and the message you send us when you submit the contact form or request a callback.
  • Pre-qualification data: when you complete our pre-qualification flow, we collect loan goal (purchase, refinance, cash-out), property type, estimated property value, estimated down-payment range, estimated household income range, and self-reported credit-score range. We collect these as ranges, not exact values, before we hand the file off to a loan officer.
  • Home Valuation Tool inputs: property addresses you look up, plus any contact details you choose to submit to receive a PDF valuation report by email.
  • Communications: emails, text messages, and phone calls you exchange with our loan officers. We may keep records of these for service quality and regulatory purposes.

2.2 Information collected automatically

  • Analytics cookies: we use Google Analytics 4 to understand which pages people visit and how long they stay. GA4 sets cookies in your browser; we have configured Google Consent Mode v2 so analytics storage stays denied until you accept our cookie banner.
  • Device and connection data: IP address, browser type, device type, operating system, referring URL, and timestamps. We use this to run the site, debug problems, and protect against fraud.
  • Functional storage: small pieces of data we store in your browser (localStorage) to remember your cookie-banner choice and to keep calculator state on the page you are using.

2.3 Information from third parties

  • RentCast (AVM provider): when you use our Home Valuation Tool, we send the address you provided to RentCast and receive an automated valuation, comparable sales, and basic property facts in return. RentCast does not receive your personal contact details unless you submit the lead form.
  • Google Places API: when you type an address into our autocomplete fields, we send your partial input to Google to fetch suggestions. Google may set cookies and collect device data per its own privacy policy.
  • Credit and verification vendors: if you progress to a formal mortgage application through our secure application portal, our loan-origination system will request your credit report and other verification data with your written consent. That collection is governed by the disclosures inside the formal application, not by this Privacy Policy.

3. How we use your information

  • To respond to inquiries and follow up on requests for pre-qualification, rate quotes, or property valuations.
  • To prepare and present mortgage program options that fit your scenario.
  • To stay in touch about your file and to send you required disclosures during the loan process.
  • To improve the website — which programs are confusing, which calculators get used, where people drop off.
  • To prevent fraud and keep our systems secure.
  • To comply with our legal and regulatory obligations as a Texas-licensed mortgage broker.

We do not sell your personal information, and we do not share it with third-party advertisers for cross-context behavioral advertising.

4. Who we share it with

We share your information only with the parties we need in order to serve you and to operate as a mortgage broker:

  • HubSpot — our customer-relationship management system. Lead and pre-qualification data is stored in HubSpot so our loan officers can follow up with you.
  • Mortgage CRM — our loan-origination system, used once a file moves toward a formal application.
  • Loan application portal — the secure third-party platform where formal mortgage applications are completed.
  • Service providers — transactional email (Resend), analytics (Google Analytics 4), AVM (RentCast), and address autocomplete (Google Places). Each handles only the data needed to perform its function.
  • Wholesale lenders and investors — once you authorize a formal application, we share the file with the wholesale lender best matched to your scenario. That sharing is governed by the consents you sign during the formal application.
  • Regulators and law enforcement — when required by law, court order, or to comply with our obligations to the Texas Department of Savings and Mortgage Lending, the Consumer Financial Protection Bureau, or other authorities.

5. Cookies and similar technologies

We use a small set of cookies and similar storage:

  • Strictly necessary: remember your cookie-banner choice and keep the site functional.
  • Analytics (Google Analytics 4): measure aggregate usage. Loaded only after you accept the cookie banner. We may add Google Tag Manager in the future, which would route additional measurement tags — if and when we do, those will also be governed by your consent choice.
  • Third-party functional: Google Places autocomplete sets short-lived session tokens to associate your keystrokes with a single address lookup, which Google requires for accurate billing.

You can change your mind at any time by clearing your browser’s site data for qmortgage.ai — the cookie banner will reappear on your next visit.

6. Your privacy rights

Depending on where you live, you may have rights under the California Consumer Privacy Act (CCPA), the Texas Data Privacy and Security Act (which takes effect in 2026), or other state privacy laws. Regardless of which state law applies to you, Q Mortgage will honor the following requests:

  • Right to know: request a copy of the personal information we hold about you.
  • Right to correct: ask us to fix inaccurate information.
  • Right to delete: ask us to delete personal information we hold about you, subject to the regulatory retention rules in section 8.
  • Right to opt out of targeted advertising and sale: we do not sell or use your data for cross-context behavioral advertising, but you can confirm your status with us at any time.
  • Right to non-discrimination: we will not deny you services or change your pricing because you exercised any of these rights.

To make a request, email info@qmortgage.ai or write to the office address above. We will verify your identity before honoring the request and will respond within the timeframe required by the applicable law (typically 30 to 45 days).

7. Communication consent (TCPA)

When you submit a form on this website with the consent checkbox enabled, you are giving Q Mortgage express written consent under the Telephone Consumer Protection Act (TCPA) to contact you by phone call, text message (SMS), or email at the contact details you provided, including using automated technology. Message and data rates may apply. Consent is not a condition of obtaining any product or service, and you can opt out at any time by replying STOP to a text message, clicking unsubscribe on an email, or asking us by phone.

8. How long we keep your data

We keep mortgage-related lead and application information for the longer of (i) the duration of your borrower relationship with Q Mortgage, or (ii) the retention period required by our regulators, including the Consumer Financial Protection Bureau (Reg B, Reg Z) and the Texas Department of Savings and Mortgage Lending. In practice, that means closed-loan files are retained for at least 25 months and often longer; declined and withdrawn files for 25 months; and general inquiries for up to 3 years. After that, we delete or anonymize the data.

9. How we protect your data

Information moves between you, our website, and our service providers over TLS 1.2 or higher encrypted connections. Data stored in our customer-relationship system is access-controlled and audited. We minimize what we collect — we ask for ranges instead of exact values wherever the loan-fitment math allows it, and we do not collect Social Security numbers or full credit reports through this website. Those flows happen inside the secure formal application portal.

10. Children’s privacy

This website is intended for adults considering a mortgage. We do not knowingly collect personal information from anyone under 13. If you believe a child has submitted information to us, please email info@qmortgage.ai and we will delete it.

11. Third-party websites

Our site links to third-party tools we use (NMLS Consumer Access, our loan application portal, the Texas Department of Savings and Mortgage Lending, the CFPB) and to our social-media profiles. We are not responsible for the privacy practices of those sites. Read their policies separately.

12. Changes to this policy

We may update this Privacy Policy as our products, vendors, or the law change. When we make a material change, we will update the effective date at the top of this page. For substantial changes, we will note the update in the cookie banner so returning visitors are prompted to review.
